Whether you have an indoor or outdoor HVAC unit, you will want to take special care before you go over this checklist. Not all units are the same and should be handled according to the instruction manual. If you do not have a manual or you are not familiar with the type of system that you have in your home, call a local licensed and insured HVAC contractor.
A Clean System Saves you Money
The Cleaner the better. This is pretty standard and simple maintenance to perform. Although most HVAC systems are different from one another, you can pretty much clean or replace your filters without hassle. Depending on the installation of your system you may have one or more filters that need cleaning or replacing. Filters are typically located in a return grille or in the air handler of the HVAC system. For the outdoor units, you will want to check for debris, dirt, and dust around and inside the cabinet. If dirty clean and hose out outdoor coil with water. Be careful not to bend any of the fins on the coil. Check the drain for proper drainage. A restriction can cause water to back up in your inside unit that can cause water damage. Clean out any debris from the drain line if a blockage is present.
The Squeaky Wheel Gets the Grease
Inspect the blower assembly, such as the motor and blower wheel, clean if needed. Listen for any noises coming from the blower area. Lubricate if needed. Outdoor units need love, too! Some old units may need more than one application of lubrication. Check your outdoor fan for balance, lubricate motor if needed.
When it’s time for replacement
When a simple cleaning just won’t push clean air through or you are finding too many issues along the way, maybe it’s time to invest in something new. You don’t want to get stuck during the hot summer temperatures with a broken HVAC system. If your HVAC system is 10-15 years old, its time for a new system. When you invest in an efficient heating and cooling system, you are saving yourself from headaches and overpaying the power company. If you have performed the annual cleaning to your system but you are still finding it isn’t keeping up with temperature or uneven air throughout your home, its time to upgrade. It could just be a duct or inadequate installation, so have a professional contractor make the determination.
